Step up to the moderate tier (5% to 7%), which includes net-lease REITs, utility closed-end funds, preferred shares, and dividend-heavy equity funds. At 6%, $64,200 divided by 0.06 requires about $1,070,000. Growth slows, some strategies cap upside, and inflation protection weakens.

The tradeoff is real: principal often erodes, distributions can be cut, and part of what you receive may be return of capital rather than earned income.

Building a Blended 8.9% Portfolio Around Five Payers

A realistic mix leaning into the aggressive tier hits roughly 8.9%, which pulls the capital requirement down to about $721,000. The five names below cover monthly and quarterly cadences, so distributions arrive every month, which is exactly how you get the tax-free dividend income level someone with this financial need is looking for.

  • Realty Income (NYSE:O) anchors the moderate slice. The monthly REIT just declared its 136th monthly dividend increase, lifting the payout to $0.2715 per share against a forward annualized rate of $3.258. Occupancy sits at 98.8%, and 2026 AFFO guidance of $4.44 to $4.45 comfortably covers the payout.

  • Reaves Utility Income Fund (NYSE:UTG) adds regulated-utility ballast through a closed-end wrapper. The monthly distribution recently stepped up to $0.21, with a forward annualized rate of $2.52. Modest leverage boosts the yield above what the underlying holdings pay.

  • Ares Capital (NASDAQ:ARCC) is the largest publicly traded BDC. The $0.48 quarterly dividend extends what management calls “17 years of stable or increasing regular quarterly dividends.” Watch coverage: Q2 2026 core EPS came in at $0.47, a penny below the payout, while non-accruals ticked up to 2.4%.

  • Main Street Capital (NYSE:MAIN) pairs a $0.265 monthly regular dividend with a $0.30 supplemental, the twentieth consecutive quarterly supplemental. Adjusted EPS of $1.04 and annualized ROE of 18.9% back the payout.

  • NEOS Nasdaq-100 High Income ETF (NASDAQ:QQQI) sits at the top of the yield stack. The covered-call fund paid $0.6339 in September on a forward rate of $7.61. Read the fine print: the fund’s Form 8937 flagged 94% to 99% of fiscal-year 2025 distributions as return of capital. Inside a Roth, that classification is moot; outside one, it changes everything.

Why a Lower Yield Can Beat a Higher One

Here is the trap: a 3.5% yield growing 8% a year doubles income in about nine years. A 12% yield that stays flat, or that returns your own capital as income, does not. Realty Income’s monthly payout went from $0.18 in January 2000 to $0.2715 today. QQQI’s distribution is roughly flat over its life. If you are 20 years from spending this money, the lower yield often wins.

Three Moves to Make This Week

  1. Recalculate your actual spending, not your income. Most retirees replace 70% to 80% of gross pay. Trimming the target from $5,350 to $4,200 a month can shave $180,000 or more off the capital needed at the aggressive tier.

  2. Stress-test the aggressive sleeve. Model each BDC and covered-call holding assuming distributions drop 20%, and NAV declines 15%. If that still funds essential bills, the mix is defensible. If not, shift weight toward the moderate tier.

  3. Layer conversions before RMD age. Every Roth conversion dollar you complete before age 73 is a dollar of future distributions that never triggers a tax event. Pair conversion years with market drawdowns to move more shares at lower valuations.
