President Donald Trump on Monday promoted an ad for the “all new Fannie Mae” where audio that sounds like his voice describes the enterprise as the “protector of the American Dream.”
That speech, however, isn’t actually his and was generated by AI with the administration’s approval, The Associated Press reported earlier this year.
The ad, which Housing Director Bill Pulte originally shared on X back in January, begins with a narrator saying Trump will “go down as the greatest housing president in history” before what sounds like Trump’s voice starts up.
“America was built one home at a time, I believe that because the American Dream was never just an idea. It was a front door, a set of keys, a place where families built their future,” says the voice in an ad that features various clips of Trump.
“For generations, homeownership meant security, independence and stability, but today, that dream feels out of reach for too many Americans. Not because they’ve stopped working hard, but because the system stopped working for them.”
The video ends with a clip of Trump pumping his fist and walking out of a doorway as text describing Fannie Mae as one of “The Great American Mortgage Corporations” appears on the screen.
The spot, as it’s seen in a post on Trump’s X feed, features a key disclaimer at the bottom: “The audio of President Trump is AI generated and used with permission.”
That disclaimer was noticeably absent from the video when Trump shared it to his 13 million followers on his Truth Social platform.
It’s unclear what company, or AI tool, generated the audio of Trump and whether the administration has signed off on using the president’s voice in ads — or videos — outside of the one for the government-sponsored mortgage giant.

Trump, who dribbled out a series of AI-laden posts on his platform over the long weekend, has previously gushed about AI, claiming in 2024 that an AI tool once rewrote his speech “so beautifully” that he vowed to deliver it one day.
White House spokesperson Davis Ingle, when asked by JS about Trump’s AI posts last month, described Trump’s platform as the “most powerful and popular” in the world because “it serves as President Trump’s authentic voice.”
